What is Super Built-up Area (Saleable Area)?

Super built-up area is the area an apartment buyer is charged for. It is the built-up area (the flat and its walls) plus a proportionate share of the building's common areas, such as lobbies, staircases, lift shafts, clubhouse and corridors. Before RERA required sale by carpet area it was the usual measure in Indian real estate, and because it inflates the square footage, it makes the price per square foot look lower.

Practical example

A developer advertises an apartment at ₹5,000 per sq.ft with a super built-up area of 1,500 sq.ft, a total price of ₹75,00,000. The carpet area the buyer can actually live in is only 1,000 sq.ft. The extra 500 sq.ft pays for the buyer's 5% share of the building's lobby and swimming pool.

SuperWise measures built work. Floor areas are recorded on measurement sheets against BOQ items, with lengths and breadths in metres and deductions for openings, and the approved quantity feeds the RA bill raised against the work order.
