Carpet Area (RERA)
The net usable floor area of an apartment, the area RERA requires developers to quote and to price a flat on.
What is Carpet Area (RERA)?
Under the RERA Act, Carpet Area is the net usable floor area of an apartment. It excludes the external walls, service shafts, exclusive balcony or verandah and exclusive open terrace, and it includes the area covered by the internal partition walls of the apartment.
Practical example
A buyer purchases an apartment advertised with a carpet area of 800 sq.ft. Under RERA, this means the buyer gets 800 sq.ft. of internal floor space on which a carpet can be laid, plus the internal walls. The buyer pays the developer on this measurement and is not charged for inflated super built-up common areas.
In SuperWise
In SuperWise, finishing work such as flooring is a BOQ item in sq.m with a contracted quantity and a rate. A material indent for tiles can link to that item, and its quantity should not exceed what is still unordered on the item. The RA bill for the flooring contractor cannot bill more than the work order quantity.
