What is Khata / Khatauni (Land Record)?

A Khata (called Khatauni in North India) is a revenue document kept by the local municipal body that assesses a property for property tax. It names the person liable to pay the tax. A Khata is not a title deed, but mortgage banks and civic authorities ask for a valid Khata before they approve a loan or a building licence.

Practical example

A buyer bought an apartment in Bangalore but never applied to transfer the Khata. Five years later the buyer tries to sell, and the prospective buyer's bank rejects the home loan because the municipal Khata still lists the original builder as the taxpayer, not the current owner.

In SuperWise

A Khata certificate can be filed in SuperWise as a project document, in a folder with a document date, searchable tags and a stage. Each folder has view, upload and delete rights set by role, so a legal team can limit who sees land records.
