Mixed-Use Development
A project that combines residential, commercial, office and retail uses in one complex or campus.
What is Mixed-Use Development?
A Mixed-Use Development is a project that combines several zoning types, such as retail malls, IT park offices and luxury apartments, in one building or campus. It is popular in congested Indian metros because it forms a self-sustaining micro-city that cuts commuting. Each use carries its own GST rate, finishing cost and budget, so developers cost the parts separately.
Practical example
A development in Gurgaon has high-street shops and restaurants on the ground floor, a corporate IT park on floors 2 to 10 and premium apartments on floors 11 to 30. The developer leases the retail space and sells the apartments, so revenue comes from more than one source.
In SuperWise
SuperWise groups BOQ items into construction packages, so a retail podium and a residential tower can be set up as separate packages. The package-wise cost summary reports PO value, work order value and spend to date for each package.
