The legally required open space between a plot boundary and the building, set by municipal bye-laws.

## What is Setback Area (Margin Space)?

A setback area, also called margin space, is the minimum distance that must stay empty between a plot's legal boundary and the footprint of the building. Municipal bye-laws set these distances to give neighbouring properties light and ventilation and to keep access open for emergency fire [tenders](https://superwise.site/glossary/tender-tendering/).

## Practical example

A developer owns a compact plot in a dense city zone. The city bye-laws require a front setback of 5 metres and side setbacks of 3 metres. Although the developer owns the land up to the boundary, the foundation and any cantilever balcony cannot enter those 3-metre side zones. If they do, the municipal authority will refuse the [Occupancy Certificate](https://superwise.site/glossary/occupancy-certificate/) (OC).

## In SuperWise

In SuperWise the sanctioned site plan that fixes the setbacks is kept as a project document, in a folder, with a purpose such as For Construction (IFC), a stage and a revision history. It can be linked to the schedule node for the foundation work, so the plan is attached to the work it governs.
