A property held for a fixed term on land that stays with a freeholder, usually a government authority, and reverts when the lease ends.

## What is Leasehold Property?

A leasehold property gives the buyer the right to occupy and use the property for a fixed period, typically 30, 99 or 999 years, while the freeholder keeps ownership of the land. The freeholder is usually a government authority such as CIDCO or DDA. When the lease expires, ownership reverts to the freeholder unless the lease is renewed.

## Practical example

A manufacturer buys a factory in a government-run industrial area (MIDC) on a 99-year lease. The manufacturer can build and run the factory but must pay annual lease rent to the government, and cannot convert the land to residential use without permission from the authority that granted the lease.

## In SuperWise

A lease agreement, its renewal letters and ground rent receipts can be filed in SuperWise as project documents, in a folder with a document date, searchable tags and a stage. Folder access is set by role, so a legal team can control who sees them.
