A real estate contract where a landowner supplies the land and a developer builds on it, and both share the finished apartments or revenue.

## What is Joint Development Agreement (JDA)?

A Joint Development Agreement (JDA) is a contract in which a landowner contributes the land and a developer funds and builds the project, so no land purchase money is paid upfront. The finished apartments, or the sales revenue, are shared in an agreed ratio, for example 60:40. The model is common in Indian real estate because it saves the developer the capital that an outright land purchase needs.

## Practical example

A farmer owns 2 acres of prime land near Bangalore, and a builder proposes a JDA. The builder constructs a 100-apartment complex at its own cost. Under the JDA the farmer receives 40 finished apartments to sell or rent, and the builder sells the other 60 to recover costs and earn a profit. No land purchase money changes hands at the start.

## In SuperWise

SuperWise stores project documents in folders, each document with a purpose, a stage and a revision history, so the signed JDA and its amendments can sit beside the approved drawings. Folder access is set by role. The [daily progress report](https://superwise.site/glossary/daily-progress-report/) can be generated as PDF or XLS, which a developer can share with the landowner.
