The legal body of homeowners that manages the common areas of a residential complex after the developer hands over.

## What is Housing Society (RWA)?

A Cooperative Housing Society, or Resident Welfare Association (RWA), is a legal body formed by the homeowners of a residential complex in India. Once the developer completes the project and hands over a certain share of the apartments, the developer transfers the maintenance and management of common areas such as lifts, clubhouses and security to this elected body.

## Practical example

A developer completes a 500-unit society and hands over possession. After a year of maintaining the property, the developer registers the Greenwoods Cooperative Housing Society. The developer then transfers the accumulated maintenance corpus fund and the title of the common land to the managing committee of the society.
