The sub-registrar's record that shows whether a property has pending mortgages or other liabilities, checked before land is bought.

## What is Encumbrance Certificate (EC)?

An Encumbrance Certificate (EC) is a legal document, issued by the sub-registrar's office in India, that shows a land parcel or property has no pending legal disputes, uncleared mortgages or unpaid property taxes up to a stated date. Buyers, lenders and developers use it to confirm a clear, marketable title.

## Practical example

Before buying a 5-acre plot to build a [housing society](https://superwise.site/glossary/housing-society/), a developer's legal team applies for a 30-year Encumbrance Certificate. The EC shows that the land was mortgaged to a bank 10 years ago and the loan was never officially cleared. The developer stops the transaction until the seller clears the encumbrance, so the developer does not inherit the debt.

## In SuperWise

SuperWise stores an Encumbrance Certificate as a project document. Each document has a number, a date, a folder and tags that make it searchable. Access to a folder is set per role for viewing, uploading and deleting, so a legal team can keep land papers such as title search reports and 7/12 extracts where only the roles it names can open them.
